Here’s a behind-the-scenes look at our operator onboarding process.


āœ… Step 1: Sponsor Application & Initial Screen

Every new operator starts with an application process. We’re looking for:

  • Ownership mindset, not just ambition
  • Track record (even if limited to SFR or house hacking)
  • Understanding of basic financials
  • Geographic or operational edge (e.g. boots-on-the-ground or trade expertise)

Applications are reviewed manually. If you’ve never operated income property before, we’ll pair you with a more seasoned partner—but we won’t compromise on judgment or grit.


šŸ“Š Step 2: Korra Score & Deal Simulation

We simulate an underwriting scenario using our AI-backed Korra Score framework:

  • Can you underwrite a 12-unit in Chicago with realistic assumptions?
  • Do you understand how property taxes are reassessed post-sale?
  • Can you model rent growth with actual neighborhood comps?

We’re not testing for perfection—we’re testing for judgment, coachability, and attention to detail. The Korra Score helps us identify blind spots before they become expensive.


🧠 Step 3: Deal Room + Tactical Training

If the sponsor shows promise, they’re invited into a live deal room or Circle Training Cohort. These 2–3 week sprints include:

  • Real-world underwriting breakdowns
  • Interactive zoning & permitting reviews
  • CapEx scoping sessions
  • Financing strategy workshops (debt + equity stack)

We also assign a Circle Mentor (a veteran sponsor or Korra team member) to help them structure their first 1–2 deals.

This is where we transform raw ambition into operational readiness.

Once trained, every sponsor gets a Circle Operator Dossier that includes:

  • Underwriting samples
  • Regional/operator strengths
  • Communication style & preferred deal size
  • Verified references (brokers, lenders, contractors)

We then match them with capital partners who fit their profile—not just financially, but operationally and relationally.


🚧 Step 5: Real Deals. Real Oversight.

Even after a sponsor is matched, Korra stays involved:

  • We monitor underwriting assumptions vs. actuals
  • We request deal updates at regular checkpoints
  • We audit closing docs, rent rolls, and permits
  • We offer post-acquisition support via Kyra (our ops assistant)
