Korra’s coaching isn’t one-size-fits-all.
It’s structured, but practical. Here’s the journey:

1. Onboarding + Operator Intake

We start with a deep dive into:

  • Your background
  • Market focus
  • Track record
  • Deal pipeline
  • Risk profile
  • Capital needs

This helps us calibrate whether you’re Circle-ready and where you need support: underwriting, investor readiness, operations, or all three.


2. Deal Reviews (Live + Asynchronous)

Every sponsor brings deals. We look at real ones.
Not case studies—your actual pipeline.

Using the Korra Score, we vet:

  • Market fundamentals
  • Rent upside
  • Risk factors
  • Legal/zoning issues
  • Debt service coverage
  • Potential for LP or JV capital

You’ll learn to think like a lender and underwrite like an investor.


3. Sponsor Playbooks

Every Circle sponsor gets a personalized coaching stack based on gaps identified during onboarding:

  • Capital Raising Readiness → LP deck templates, compliance checklists, trust-building frameworks
  • Lender Strategy → Broker intros, capital stack structures, bank presentation support
  • Ops Infrastructure → Tools like Kyra, vendor networks, rent roll audits, and post-close workflows
  • Legal Guidance → Sample JV agreements, GP/LP structures, and custom FAQ sessions

We don’t want you to be smart.
We want you to be ready.


4. Monthly Deep Dives + Office Hours

Each month, we host:

  • Deep dive calls (e.g., How to structure your first LP raise, Post-close communication strategies, Building your ops stack)
  • Office hours for live Q&A, document reviews, and ā€œwhat should I do here?ā€ moments.

There’s also an internal Slack for fast feedback and sharing vetted vendors, lenders, and war stories.


5. Circle Investment Committee

Once you’re vetted and deal-ready, we walk your deal into the Circle IC.
This includes capital partners, experienced operators, and Korra team members.

Here we decide:

  • Should Korra co-invest?
  • Should we match you with a local ops partner or asset manager?
  • Can this deal anchor your operator track record?
